"Renato and I are extremely pleased with how Londa and Art helped us sell our house and find a new one that was beyond what we ever imagined we would find! Art researched home sales in our area and advised us about how to prepare our house for showing. Based on his advice, we rented a storage unit and moved out about half of our furniture and family pictures – this made our house look much bigger and more open. He also identified some damage to our roof so we were able to start the insurance claims process early. The buyers got a new roof and we weren’t slowed down by any surprises at inspection. Art’s research resulted in pricing our house perfectly – we started getting calls the day it was posted and we had about three days of almost non-stop showing. We ended up with two interested parties bidding on our home in less than a week, and Art helped us understand the subtle differences in the financing between the offers. He was always a steady, calming influence during an emotional time. Art has a way of leading you to the best decision without ever telling you what to do. This was a sharp contrast to our previous two experiences with realtors. When we were moving into our first house, we discovered termites in the kitchen. We immediately called our realtor who told us he was no longer responsible. He said we could file a civil suite, but implied the case would be difficult since the previous owners moved out of state. At inspection time he had advised us against spending the money for a termite inspection since the house had been treated within the past year. When we moved a couple of years later, we did not call him again. Our second realtor truly had our best interests at heart, but, bless her heart, she did not inspire confidence in her professional abilities. When our house finally sold after three months on the market, she rushed us into a decision about buying. We cast a wide net looking for the perfect combination of land and home, and she lost patience with us more than once. She said, ‘we don’t have time to look all over the state – you need to settle on an area’. Luckily we grew to love our new home, but we were full of lingering doubts at closing time.

Since our house sold in less than a week, Art helped us negotiate a closing date that would give us time to look for a new home. We dragged both of them across half of Oklahoma, but they never complained! It was a blessing too, because the house we finally bought was not anywhere near the areas where we were originally looking. It also wasn’t the first house we made an offer or even a contract on. We went all the way through the inspection process on one home, and Art supported our decision to withdraw from the contract based on some electrical irregularities. I’m sure it was disappointing to him to have to continue searching, but he never appeared impatient and never pushed us to make a decision we weren’t comfortable with. Art and Londa spent hours talking with the owners of one home we viewed that had an oil well on the property. My husband wasn’t comfortable giving the oil well operator access to the property, and Art and Londa talked to the property owners, the neighbors, and the operator to learn what frequency the operator needed access, what security measures he was willing to endure and what neighbors thought him. I continue to be impressed by the level of determination they showed in trying to resolve every concern we had about the properties we viewed. I always felt our welfare was their top priority.

The sellers' personal situation made the negotiations more painstaking. Art handled it all in stride. When we finally got the signed contract, the closing date was later than we had proposed. Art really went above and beyond his duties and connected us with another client of his who was willing to rent his home to a family with indoor pets. I was at the end of my rope after calling endless rental properties that either wouldn’t allow more than one pet or wouldn’t rent without a six month lease. He met with contractors at our home when we couldn’t miss work, and generally helped us in every way imaginable. I can’t say enough how pleased we are. Every day when I come home from work and drive up to our new home, I am thankful for all the tribulations that prevented us from buying the “wrong” home and thankful we had a sincere, trustworthy advocate to guide us. Art continued to help us after we bought our home by researching adjoining properties and negotiating our purchase of additional acreage before it appeared on the open market. I feel great recommending Art and Londa because I have no doubts my friends and family will receive honest and accurate advice."
